Challenge

Aging central chiller plant causing frequent breakdowns and rising energy bills across a 15-year-old high-rise. The building was experiencing 3–4 major failures per summer, resulting in tenant complaints and an occupancy rate drop.

Solution

Full chiller replacement with high-efficiency Carrier 30XA units (600TR capacity), BMS integration via Honeywell Niagara, and new variable-speed drives on all 12 AHUs. We also installed smart sub-metering on each floor to track consumption.

Challenge

Multi-tenant office requiring zoned climate control with strict LEED certification requirements. The existing split-system setup could not deliver the granularity or efficiency needed for Gold certification.

Solution

Complete VRF system design with Daikin VRV-X series, dedicated outdoor air units with energy recovery wheels, CO₂-based demand ventilation using Belimo sensors, and BACnet-integrated smart scheduling across 6 tenant zones.

Challenge

Coastal salt-air corrosion destroying outdoor condensers every 3–4 years, leading to costly replacements averaging AED 45K per villa. Homeowners also reported inconsistent cooling and high DEWA bills during summer peaks.

Solution

Marine-grade Daikin units with Blue Fin anti-corrosion coating on all coils, custom fresh-air ventilation with MERV-13 filtration, and a bundled preventive AMC program including quarterly coil washing and refrigerant checks.
